Mortgage Services
Refinancing
Putting your home equity to work strategically — and only when the numbers justify it.
Who it's for
Debt consolidation
You carry high-rate card or line-of-credit balances and want a lower monthly payment.
Renovations
Kitchen, roof, addition: fund the work from equity instead of consumer credit.
Down payment for a second property
You want to free up capital to invest or help a family member.
Separation or buyout
You need to buy out a co-owner's share and refinance in your name alone.
How we help
We start with the calculation that matters: the monthly saving and the total cost, breakage penalty included. A refinance only makes sense when the gain exceeds the cost, and we tell you plainly when it doesn't.
Depending on your situation we compare several structures: a full refinance, a home equity line of credit, a second mortgage or simply a transfer at maturity. Each has its merits, and the right one depends on your horizon and your budgeting discipline.
You can generally refinance up to 80% of the property's market value. We prepare the file, coordinate the appraisal and arrange for consolidated debts to be paid directly at the notary.
