How we help
For two to four units, the analysis resembles a residential file, with a larger down payment if you don't occupy the building and partial recognition of the rents. We know which lenders are most generous in how they count rental income.
From five units up, the lender underwrites the building: normalized net income, capitalization rate, debt service coverage ratio. We prepare a complete package — leases, financial statements, tax bills, vacancy history — that shows the property at its best.
We also cover insured multi-residential programs, which allow longer amortizations and favourable terms, as well as financing for capital improvements.
