An opportunity worth taking
A property comes up and you don't want to lose it for lack of cash.
How we help
A bridge loan advances the down payment for your new property against the equity in the one you're selling. Most lenders require a firm, condition-free sale with a known closing date.
You normally pay interest only during the overlap period, plus a setup fee and the notary's fees for registering the security. The whole balance is repaid automatically when your sale funds.
We coordinate both notaries and the closing dates so the money is available on the right day. It is a short-term product, and precision in the calendar is what matters.
What you'll need
- Deed of sale or firm sale agreement for your current property
- Accepted offer to purchase for the new property
- Mortgage statement for the property being sold
- Contact details for the notaries on both transactions
- Up-to-date proof of income
- Estimated selling costs: commission, payouts, adjustments
